In the rolling three-month period ending mid-Q3, about 45% of home sales across the US involved sellers offering concessions\u2014the highest mid-Q3 share we\u2019ve seen since at least 2020. That\u2019s up from roughly 43% a year ago, a clear sign that buyers are gaining more leverage as inventory rises and competition eases nationwide. Concessions these days go beyond simple price cuts, too\u2014they might include help with repairs, closing costs, or even mortgage-rate buydowns, all of which can make a real difference when it comes to lowering the total cost of buying a home. Sellers are now competing with credits and rate buydowns as much as with price reductions, giving buyers greater flexibility in structuring their deals.
